How does the checkout process work?
To start, you’ll make the Doc Fee payment by clicking the “Reserve Now” button for the property you wish to purchase. This reserves the property and insures no one else can purchase it. We will prepare your document package within 2 business days and send to you via SignNow for your review and electronic signature.
How does the owner financing process work?
Once you complete the checkout process and sign your document package, you will get an online account with GeekPay where you can view your loan balance, payment history, and make additional payments.
At this point, the land is yours to use and enjoy – have fun!
Payments are due on the 1st of the month. There is a 15 day grace period, so you can make the payment anytime between the 1st and the 15th. After the 15 day grace period, a $30 late fee applies.
We continue paying the annual property tax bill until the loan is paid off. Once the loan is paid off, ownership of the property transfers to you. From this point forward, the county will send the property tax bill directly to you.
Are there any restrictions? Can I park an RV? What are the building codes?
All questions about land use and restrictions should be directed to the county where the property is located. Usually the Planning and Zoning Department can answer these questions.
Who owns the properties being sold by Waypoint Land?
We do! We own all of the land listed for sale on our site, so you can be sure you are working with the actual owner of the property.
Why are your properties so cheap?
We cut out real estate agent commissions by buying property directly from land owners and selling directly to our buyers. Through our marketing efforts to get in touch with land owners who need to sell, we are able to purchase land at a discount and pass the savings along to you!
Are there any back taxes or liens?
Unless otherwise stated, all of our properties are free and clear of back taxes and liens.
Are there any hidden fees when buying land from you?
Nope! The price you see listed is the total cost to complete the transaction, including closings costs. However, if you choose to close the transaction by using your own title agency, you will incur all costs associated with the transaction.
Can you meet us at the property?
We buy and sell land all over the country and are not able to show all our property in person. We provide GPS coordinates and maps to all of our land and you are welcome to visit the property anytime while it is available. Using a “self service” model to show property helps keep our costs down and we pass those savings along to you!
Can I use the property while I finance it?
Yes, the buyer is entitled to possession of the property during the land contract term. However, some counties may restrict the ability to obtain certain building permits until the title is in the buyer’s name. Please check with the appropriate county about this if you intend to obtain permits before the land is paid off.
