The parcel itself is quite dramatic with a nice slope downward from east to west. The higher-elevated east side allows for some pretty great views of the valley below. The ground is firm dirt and rock which appears to be easy to clear with a skid-steer-type vehicle. The ground cover is mostly large brush and bushes with some small mesquite poking its head up. This area of Arizona receives some of the most rainfall in the state during the summer monsoon (rainy) season, so the land was very green compared to say, Phoenix which is about as dry as it gets.

I did not see any indication of utilities located on the parcel, but cell service was decent with T-Mobile. There are many homes within a few miles of this parcel, some further up into the mountains, so I assess that electricity is possible, just not specifically located here.
